What It Actually Costs to Sell a House in Charlotte in 2026

Most sellers budget for the commission and get surprised by everything else. On Charlotte's median-priced home — $437,762 right now — total selling costs typically land between 7% and 10% of the sale price once you count everything. Here's the full list, with real numbers, so nothing surprises you at the closing table.

The line items

Agent compensation. Commissions are negotiable — there is no set rate, and since the 2024 industry changes, what you offer a buyer's agent is a strategic decision we make together based on your price point and competition. What I'll tell you in person: what the homes that sold fastest in your neighborhood actually offered. [MLS: current buyer-agency comp norms in seller's segment.]

NC excise tax (revenue stamps). North Carolina charges $1 per $500 of the sale price — about $876 on a median Charlotte home. Not optional, often forgotten.

Attorney fees. North Carolina is an attorney-closing state. Seller-side attorney work typically runs a few hundred to around a thousand dollars depending on the file.

Prep and repairs. The highest-leverage money you'll spend. Paint, punch-list, and staging routinely return multiples of their cost — a $5,000 prep budget regularly beats a $15,000 price cut after a slow first month. We walk your home and tell you exactly which items pay and which don't.

Buyer concessions. In a market where homes close at 98.8% of list, concessions are the quiet variable — repair credits and closing-cost help negotiated during due diligence. Clean pre-listing prep is how you keep this line small.

Mortgage payoff and prorations. Your loan balance, plus property taxes prorated to the closing date. Your attorney calculates these to the penny.

What that looks like on a real sale

On a $437,762 sale, a reasonable planning envelope:

  • Excise tax: ~$876
  • Attorney and closing items: call it ~$1,000
  • Prep and repairs: $2,000–$8,000 depending on condition
  • Concessions: $0 on a clean house, more if inspections surprise you
  • Agent compensation: negotiated — we'll put the exact number in writing before you sign anything

The honest math: preparation spend and pricing strategy swing your net far more than any fee does. A home that sells in 2 weeks at full price nets more than the same home saving a point in costs but chasing the market down for 90 days.

The number that actually matters: your net

I build every seller a net sheet before we list — sale price scenarios down one side, every cost above down the other, your walk-away number at the bottom. No surprises, no rounding, and you see the pessimistic case before you commit.
